Reducing And Managing Energy Costs In Hospitals And Medical Centers

July 28th, 2010 Robert Holdsworth No comments

Hospitals and Medical Centers have many opportunities to significantly reduce and manage their energy costs while maintaining or even improving patient care and comfort.

Healthcare facilities are significant energy consumers, typically using an average of 28 kWh and 110 cubic feet of gas per square foot. HVAC (including cooling and space heating) represents about 62% of hospital energy use with lighting comprising 13% more. Focusing on these two areas with their combined 75% of total energy usage is very useful for developing an energy efficiency plan.

However, knowing where to focus does not mean it is always clear exactly where to start. By taking a carefully planned “whole facility” approach, it is easier to feel confident that you are making the best, most financially and operationally prudent energy efficiency choices for your unique facility. In today’s industry there are proven and recommended engineering approaches and technologies available that can guarantee results. And by working with an experienced, energy services company or engineering firm, choosing the right options does not need to be complicated.

The best first step is always to focus on quick, low cost or no cost solutions. This can include training staff to turn lights off when they leave unoccupied rooms, using sleep mode settings for computers when not in use, shutting off AHUs that serve unoccupied areas at night such as cafeterias, offices, conference rooms, etc, using programmable thermostats in rooms and areas not occupied 24 Hrs / day to turn up or down temperatures in different seasons, and having the HVAC systems serviced and cleaned on a regular basis. After you’ve addressed the “low hanging fruit”, next steps can involve choosing from a variety of longer term options that are designed to deliver much greater energy savings. Options should be considered based on their proven track record of success, whether they are “Approved” or “recommended” by organizations such as Energy Star, US DOE, USGBC, IEEE, etc., their cost effectiveness and return on investment as well as consistency with your hospital’s goals and culture Experience has shown that some of the better programs for hospitals include lighting upgrades to high efficiency fluorescent, CFL and/ or LED, use of occupancy sensors and day-lighting opportunities , sine wave modification for lighting circuits, liquid pressure amplification for central chiller plants, energy management based on occupancy, anti-compressor short cycling for roof top units, demand controlled ventilation, use of variable frequency drives and possibly equipment replacement for older systems that are approaching the end of their useful life. As you move forward with this, it helps to know that you don’t have to do it alone. There are experienced firms who can help make recommendations and provide turnkey services for you. In choosing a partner to guide this type of “whole facility” approach for you, it is important to look at a number of factors. You may want to ask the following: What is their level of experience using these various technologies, do they use proven and recommended approaches, what are the credentials of their staff, are they members of key industry organizations, what is their level of knowledge of your industry, do they offer a free initial evaluation and do they offer guarantees at each step of their process.

And remember that the sooner you begin, the sooner you start saving your hospital’s valuable and limited resources.

S1 Lawyer – How To Spot The Ones That Will Make Your Nightmares Come True

July 28th, 2010 James Scott No comments

I deal with S1 attorneys all day every day and most of them are entrepreneurial, hard working and interested in helping you in any way they can but there are also a lot of bad ones out there. If you are taking your company public the last thing you want is a broke as a joke s1 filing agent.

I recently had the misfortune of working with (for a very short time I might add) a New Jersey lawyer who had us all convinced by her pepper gray hair and fluency of legal jargon as a second language and quick calls to what she had us convinced where big shot investors who had millions to put into this and other transactions we brought her way.

During initial negotiations she and I sat down in a coffee shop and went over her equity position and fees in the transactions that she’d be working on for us and it was pretty simple and straight forward. I would have my team organize and structure the company and transaction and she would simply file the s1 in exchange for 2% to 3% equity. Pretty nice payday for minimal work and gaining equity in an average company producing $5m+ per year.

Ah yes, but when it sounds too good to be true it is and when it seems too easy of a negotiation…it is! When she sent us the contract she felt the need to add a few percentage points to the tune of 7%, making a total of 10% equity and she also was charging an extra $10k to fill in the blanks on your prototypical PPM doc. Why did she jack up the price? Her response was, “This S1 will have comments”. I almost died laughing. Of course it’s going to have comments with the SEC, that’s why it’s called the ‘comments’ stage.

We talked her into taking 2 payments for the $10k, half upfront and half on completion but we really should have dumped her right there. She didn’t want to keep her word on that either so I paid her the last payment before the fee was due and just got rid of her.

Turns out she never filed an s1 before and her whole act was a sham. She was desperate for cash and nickled and dimed us the whole time. I laugh about it now but it wasn’t funny when it happened. We lost over a month of transaction time because she couldn’t tell the truth.

The client was going public on the OTCBB with a valuation of around $5m, her suggestion was to raise capital pre public for $1 per share because the company would have a hard time qualifying for the NASDAQ if it started at anything less than $1. This company was years away from even considering the NASDAQ as an option but her in experience and need to prolong the deal to rape us for fees was so blatant and careless that she did everything she could to add as much confusion to the deal as possible so that no one knew what was going on, therefore she got away with a lot and was able to pick our pockets for weeks before we got rid of her.

The moral of the story is this: not all attorneys are rich. The truth is, most are very modest as far as their earnings. There is too much competition these days so there are predatory lawyers out there that will lie, double talk, triple talk and run you around in circles. All the while the clock is ticking and they are billing you like it’s going out of style. Watch your back with the dead broke S1 lawyer.

Energy Costs Reduction And Management For Office Buildings

July 27th, 2010 Robert Holdsworth No comments

Office buildings are significant energy consumers using an average of 17 kWh of electricity and 32 cubic feet of gas per square foot. Moreover, industry data indicates that energy costs are 20% of the typical facility’s annual operating budget.

As energy costs continue to increase, businesses are discovering the tremendous financial, operational and competitive value of energy cost reduction and improved energy efficiency.

Because HVAC and lighting comprise 65% of combined energy use in office buildings (47% and 18% respectively), they are where you should initially focus your energy reduction efforts. By centering on these key areas, companies have significantly improved energy efficiency while maintaining or improving occupant / employee comfort and productivity.

Because each facility is relatively unique, using a carefully planned “whole facility” approach, allows you to be confident that you are making the best, most financially and operationally prudent energy efficiency choices. You will find there are proven and recommended engineering approaches and technologies available that can guarantee results and by working with an experienced, energy services company or engineering firm, choosing the right options does not need to be complicated. Deciding where and how to begin can be fairly straightforward. The best first step is always to focus on quick, low cost or no cost solutions. This can include training staff to turn lights off when they leave unoccupied rooms, using occupancy sensors in offices, conference rooms, etc., using sleep mode settings for computers and other electronics when not in use, setting back thermostats during overnight and closed hours and having the HVAC systems serviced and cleaned on a regular basis. After you’ve addressed the “low hanging fruit”, next steps can involve choosing from a variety of longer term options that are designed to deliver much greater energy savings. Options should be considered based on their proven track record of success, whether they are “approved” or “recommended” by organizations such as Energy Star, US DOE, USGBC, IEEE, etc., their cost effectiveness and return on investment as well as their consistency with your company’s goals and culture. Some of the best options for office buildings include lighting upgrades to high efficiency fluorescent, CFL and/ or LED, use of occupancy sensors and day-lighting opportunities, sine wave modification for outdoor lighting circuits, liquid pressure amplification for central chiller plants, anti-compressor short cycling for roof top units, use of variable frequency drives, building management systems, reflective roof coatings and possibly equipment replacement for older equipment that is approaching the end of its useful life.

As you proceed with implementing energy efficiency measures, know that you don’t have to do it alone. There are experienced firms that can help make recommendations and provide turnkey services for you. In choosing a partner to guide this type of “whole facility” approach for you, it is important to look at a number of factors. Options For Saving By Using Renewable Energy

July 27th, 2010 James Scott No comments

There are many different types of renewable energy that can be used in place of energy created by burning fossil fuels. Renewable energy is generated from geothermal heat, sunlight, tides, rain and wind. All of which will naturally replenish. Currently only about 20% of the worlds energy consumption uses natural energy sources.

One of the cleanest and most efficient types of renewable energy is wind power which is slowly gaining in popularity and usage. Wind power is seen more in Europe though many countries are building off shore wind farms. Only a light breeze is needed to generate power and the energy conversion is one of the most efficient of all renewable sources.

Renewable energy is not only being used in large scale production but many can be scaled down to use for small grid or even residential use. The best example of this would be solar power. Solar power takes the suns light and converts it to electricity using solar cells. Solar can easily supplement current electricity usage and some business and people are finding that they no longer pay an electricity bill after conversion to solar power.

Hydropower has been used for years via construction and operation of dams. Most people are familiar with Hoover Dam which is the largest hydropower station in the world. As water flows from a high spot to a low spot it gives off energy which can be transformed into different types of power such as electrical. You also can use hydropower without dams in rivers and oceans as long as there is a current or tide.

Biofuels are mainly based on bioalcohol or bioethanol. This fuel is produced from fermenting soy or sugar that comes from plants. This pure form can then be used instead of gasoline. Biodiesel is an oil made from animal fat, vegetable oils and recycled grease. Although these fuels when burned produce emissions, they are much cleaner than the traditional petrol.

So now that you know, consider how you can make changes and choices to take advantage of these alternatives.

Avoiding The Pitfalls Of E Bay

July 25th, 2010 Sagar Jawale No comments

E bay has opened up a whole new world in terms of monetary gain and the elimination of household clutter. E bay works on the old adage that if the customer base is big enough, a seller will always be able to sell any item, no matter how obscure. This has certainly proved true so far in the short history of e bay, where three million auctions close every single day, in every area conceivable.

You may find it arduous to consider, but the auction surroundings is such that that pile of old National Geographic magazines that you have got may fetch close to their original priceor even greater on the site. There are such a lot of opportunities that some people have made a business out of becoming e bay Power selling professionals, with some stores netting $1,000 a day!

In order to make e bay work for you, you have to use the right approach both in your marketing and in avoiding common e bay pitfalls. Site Flipping: The Best Way To Flip Your Website?

July 25th, 2010 Annette Lode No comments

Site flipping is nothing but real estate on the web. The site flipping market is not as volatile as the real estate market making it a safer bet.

Moving ahead, there are just two true ways one can enter into this market or rather two strategies that you can use when site flipping. One is to build a website from day 1 and then do all the ground work which include the style, articles, Search engine optimization along with other promotion or buy a well established internet site then sell it at a higher price. Now, you can either want to sell it before it makes any revenue (While using the first technique) or you could choose to sell the website once it starts making you some decent money. Some people who aren’t good at monetizing select the first option (Read as: Can’t earn money with their website), whereas, some people who are either in quick need of cash or due to the declining revenue, decide to sell their web site. The second method of selling websites which is lesser followed by people and well elaborated in the course Killer Flipping Secrets is buying a well established web site and selling it right away or making small changes and selling it at a larger price. Each of these methods have their own benefits and negative aspects. Let’s discuss them:

1) Building a web site from scratch:

Pros:

Build it with your own design, thoughts and ideas.

Build it exactly the way you want it to look.

You will know the growth of the website right from its beginning which makes planning, editing and changes to the web site easier.

You know the site in and out which leads to better efficiency and running of the internet site.

Usage of your own Search engine optimization and promotion strategies helps you understand your internet site better and you will be able to analyse and know exactly what steps that should be taken in the future.

Drawbacks:

Time consuming.

Can lead to wastage of resources if the website is not successful.

You can lose a lot of cash if not planned and strategized well.

ROI and earning rate (per hour) is quite low when compared to flipping established internet websites.

Requires certain amount of technical knowledge.

Your site might not rank after all the work and money you put in.

2) Buying and selling established sites:

This process is well-explained in the Killer Flipping Secrets course. It involves buying a website and selling it right away or within a few days (Can be done long-term as well) after adding a little “oooh-la-la” to it.

Benefits:

Requires very little time.

Return on investment as well as earning rate (per hour) is significantly larger than that of the former technique.

Does not require a lot of technical knowledge.

All the work is done for you.

You aren’t taking too much of a risk as you know where exactly the website you’re purchasing stands in terms of ranking, earning, traffic, etc…

If smartly done you’ll at the least build back the money you spent on buying the web site and expenses that you incurred in its promotion.

Disadvantages:

You can’t customize everything as to how you want it (If you do, you would end up spending a lot of money and time on it-You’d rather make a new website).

You wouldn’t have worked with the site right from the beginning which would produce it a little tough to plan the future decisions for the website.

This is a small comparison between the 2 techniques used by site flippers today and you can quite easily figure out that the second method trumps the first by quite a margin. At the end of the day it’s your pick and you could work in whatever manner you feel most comfortable with and which you feel will be more profitable to you.

How To Find A Good Online Printer

July 24th, 2010 Roger Favreau No comments

I would have never believed this years ago, but professional printing is now a mainstream service available online. It used to be that to get professional printing done, you had to visit a local printer. Today, the Internet presents many different options for designers, and it’s relatively easy to find a high quality printer who will do a good job at a reasonable rate. Two of the more popular printers online are Printplace and Uprinting. Both offer coupons online that you can use to check out their services. (I will include links to Printplace and Uprinting coupons at the end of this article).

So what then, is the best way to select a quality online printer? I have several criteria I use, which I will share with you below.

When selecting a printer, I always look for a site that offers guarantees, which demonstrates to me the confidence they have in their ability to meet expectations. For instance, one of the printers I like, Uprinting, offers a price guarantee. Printplace goes even farther than that and seems to guarantee everything. On top of a price match guarantee, they also include a quality and satisfaction guarantee, among others.

The top online printers will be used to turning around orders quickly, and should have no problem with last minute rush orders. Both Uprinting and Printplace excel in this regard, offering same day or 1 day turnaround times. A quality printer will also be able to handle numerous different types of orders, from posters and brochures, to vinyl banners and display signs.

Finally, I look for a printer that offers competitive prices. Generally, I look for two things. The first is some sort of low price or price match guarantee, as mentioned earlier. In addition, I look for coupons or other specials. A quick search on Google is all it takes to find Uprinting Printplace coupons that will give you free shipping or some other bargain. This is icing on the cake that allows you to save some extra money, which can be important in today’s economy.

Visit the following links to receive a UPrinting Coupon or a Printplace Coupon.

Evaluating The Best Lead Selling Software

July 23rd, 2010 Craig Lewis No comments

You need to make sure of lead selling software so that you can have all your lead selling activities done on autopilot. These lead selling activities are capturing, filtering, delivering, and selling the leads that you gather. The main benefit of lead generation software is that they will allow you to focus on what really matters, that is, concentrate on your marketing efforts.

You will experience almost no restrictions in all your lead selling campaigns when you utilize high quality lead software. One such software will allow you to generate, filter, distribute, and ultimately, sell different types of leads. Health insurance leads, mortgage leads, loan leads, biz-op leads, and the like are among the most common leads that you can process through only one lead selling system. But then, there are still a lot of companies manufacturing lead selling software that can process only one type of lead. To be sure you will truly be able to make a good investment, make sure you go for lead selling software that can process different types of leads in an efficient manner.

The most excellent lead software is typically browser-based, thus, allowing your customers to instantaneously react to their leads by email from the instance the leads are generated. With this feature, you are guaranteed that leads will never be left dormant, thus, minimizing refund appeals from your clients.

One of the lead software features is that the system instantly sends the leads to buyers by way of email, through the software’s back office, and in some cases, through SMS or http post.

It is also important that you find a lead selling system that will be able to automate pricing structures depending on the value of the leads. For example, if you trying to generate mortgage leads, if a customer will be inputting a large loan amount, it should be more valuable to a mortgage lead buyer than a lower loan amount.

Lead selling systems will allow you to sell leads real-time and also, it will allow you to sell those not-too-new leads through a built-in cherry picker system. Regardless of what type of leads you sell, both are really vital to the success of your lead selling business.

Make sure that your clients will be able to have access to relevant leads, especially if you have a lot of them and if you generate leads from all types of sectors. It will not appear professional to give your client leads on dog grooming or weight loss if they are looking for insurance brokers!

Lead generation software need to have lead filters. They are vital features of any type of system selling leads. They help eliminate unwanted instances wherein your buyers will receive leads that are useless to them. Since lead buyers have different criteria, you should not really be worrying too much that the leads you generate will become stale since you can filter them accordingly.

Whether you just started your lead selling venture or has already been operating for quite some time now, an effective lead selling system can determine your business’s success. It will allow you to maximize your time through autopilot means. Make sure you get the right one so that you can really be profitable.
